Information
Glen Eden board meetings are normally held on the third Monday of the month at 7:00 p.m. in the Cranberry Township Municipal Building. Please check the Glen Eden website at www.GEHAonline.com as the date and location are subject to change. Meeting information is also posted on each of the street entrance signs.
If you have an issue that you would like placed on the meeting agenda, please call Rj Development Co. at least five days in advance of the meeting. Otherwise, there may not be time for the Board to address your item.
An annual meeting is held in December to discuss all of the past year’s accomplishments and to establish goals for the next year. When the annual meeting date is set, all residents will be notified of the date, time, and place.
Common Areas
· Pavilion: Pavilion reservations can be made by contacting Rj Development Co. There is a $15.00 rental fee for the pavilion along with a $100.00 security deposit. The security deposit will be returned provided there is no damage to the facilities and all trash is removed after your event. The Pavilion is open during daylight hours all year round.
· The Baseball Field is open during daylight hours all year round.
· Tot Lots and Playgrounds are open year round.
· Fishing at the Lake is permitted provided you have a valid state fishing license.
· Trails around the Lake and to the Pavilion area are open all year.
· Hunting is not permitted on any GEHA property for the safety of our residents. Violators will be fined up to $500.00 and subject to prosecution. Please notify the Cranberry Township Police if you see anyone hunting on Glen Eden Property.

Processes and Procedures

Dues Collection
2010 Dues Rates are as follows:
Single Family Homes: $55.56 per quarter
Town Homes, Vinyl Sided: $153.00 per quarter
Town Homes, Wood: $171.00 per quarter
Quarterly Fees are due on February 1st, April 1st, July 1st, and October 1st.
Dues will be accepted monthly only through automatic withdrawal from NexTier Bank. If you would like to sign up for automatic withdrawal, please complete the enclosed form and return it to Rj Development Co. Automatic payments will be deducted from your bank account on or about the 15th of every month.
If you choose to make payments on a monthly basis outside of the automatic withdrawal, your account will be charged a service fee of $1.50 per check.
Semi-annual and Annual payments will also be accepted. Annual Payments receive a discount of 3% of
the total amount due. Annual Payments
must be received by February 15th of each year to qualify for the
discount

Any dues that are not paid ten (10) days after the due date are considered delinquent and will be put into collection. Delinquent accounts are assessed a $25.00 processing fee. The homeowner will be given a ten (10) day notice to pay the delinquent dues along with the late fee. After the ten (10) days expire and no payment is rendered, the file will be turned over to the local magistrate’s office for collection. Any legal fees that are incurred will be the responsibility of the homeowner. This includes, but is not limited to: filing fees, attorney fees, and processing fees.

Environmental Protection Board
If you would like to make any exterior changes to your home, you must submit an EPB request form before you start any work. On this form please describe the proposed change along with a diagram of said change. All color changes require a color sample to be attached. All requests will be reviewed by the EPB Committee. After the board reviews the request, Rj Development Co. will send a letter to notify you if your request has been approved or denied. Any request that requires a township building permit must have a copy of the permit attached to the EPB request form. Any work done without proper approval is considered a violation and the homeowner may be required to return the exterior of the home to its prior condition.
Examples of exterior changes include, but are not limited to: painting your home a new color, installing siding, installing new doors or windows, building a deck or shed, landscaping, and tree removal. Please refer to your Glen Eden governing documents and EPB Rules for specifics regarding exterior changes.
EPB Fines
On a monthly basis, Rj Development Co. will conduct a walkthrough of the community. Anyone that is in violation of the EPB rules and regulations will be given a notice with a time frame to fix the said violation. If the violation is not corrected within the appropriate amount of time, then fines will be levied on the homeowner’s account. Please refer to the EPB Rules and Regulations for more information on fines.
Resale Certificates
Anyone selling a home in the community must request a resale certificate from Rj Development Co. An inspection for any EPB violations will occur before the resale certificate is issued. The purpose of the resale is to clear the seller of any obligation to the homeowners association. Any delinquent dues payments will be noted on the resale certificate and are to be paid at closing. The cost of the resale certificate is $125.00 payable by the seller and is due at closing. Resale certificate payments should be made payable to Glen Eden Homes Association.
