Community Information
Board Meetings
Regular Deer Run Phase II CSA board meetings are held on the first Thursday of every month at the Club House in Deer Run. Board meetings are open to residents. If you have an issue that you would like addressed by the board, please email it to Rj Development Co. so that it can be added to the agenda.
Annual CSA board meetings are held in April. Officers are elected at the annual meeting.
Deer Run Clubhouse
Have you been looking for a place to have a party, a bridal shower, birthday, a baby shower? The Deer Run Clubhouse is available to rent. Contact Pam Best at (724) 772-4642 or email pjbest@zbzoom.net for additional information and rates.
Processes and Procedures
If you have any questions or comments on the following procedures, please contact our office.
Dues Collection
Dues are $27.30 per month, paid only in quarterly installments of $81.90. If you are renting your unit, you must notify Rj Development Co. Rental units must pay their dues on an annual basis.
Quarterly assessments are due by January 5, April 5, July 5, and
October 5. Rental unit assessments are
due by January 5 of each year.
Dues checks should be made payable to Deer Run Phase II CSA and mailed to the following address:

You may also drop the payments off at the CSA mailbox. Please include your account number on all payments. Your account number is your house number followed by the two letter code for your street name. Antler Hollow=AH, Doe Ridge=DR, Fawn Trail=FT, Ten Point=TP, Whitetail Ridge=WT.
If your payment is not received by the due date, your account will be assessed a $30.00 late fee. At that time you will receive a certified letter notifying you that you must pay the outstanding balance within 10 days. After the 10 days elapse, your case will be forwarded to the local district court. If you are experiencing financial difficulty and are unable to make your payment on time, please contact Rj Development Co.
Exterior
Changes
If you would like to make any exterior changes to your home, you must remember to stay within the guidelines of the Covenants and By-Laws. Please remember that it is your responsibility to stay within the rules. If you install something that is not within the guidelines, you may be required to remove these items at your expense. Enclosed is a copy of the EPB Changes/Additions Request form. Please remember to fill it out and submit it before you make the changes. If you have any questions about an upcoming project, please call Rj Development Co. for help.
Non-compliance of rules or any
exterior changes made without prior approval will be subject to fines until the
violation is corrected. Once an account
accrues $100 in unpaid fines, the case will be turned over to the local
magistrate.
Environmental Protection Board (EPB)
Walkthroughs
Rj Development Co. will conduct periodic walkthroughs of the community to monitor compliance with the Covenants and By-Laws. Anyone that is in violation of the EPB Rules and Regulations will be given a notice with a timeframe to fix the said violation. Please refer to the Covenants & By-Laws for these rules.

Resale Certificates
Anyone selling a home in the community must request a resale certificate from Rj Development Co. An inspection for any EPB violations will occur before the resale certificate is issued. The purpose of the resale inspection is to clear the home of any obligation to the CSA.
The cost of the resale certificate is $125.00 due at closing and should be made payable to Deer Run Phase II CSA. We ask that you submit your request 15-20 days in advance; a minimum of 10 days notice is required by law. Import Neighborhood Rules to Remember
1. Garbage cans & recycling bins should be kept out of
sight on your property. Garbage cans
& bins should be in view for no more than 24 hours each week.
2. Residents should pick
up after their pets, including in the common areas.
3. Grass should be cut on a regular basis. Shrubs and hedges should be trimmed as
needed.
4. If you will be away for an extended period of time,
please make arrangements to have your area maintained.
5. Residents should regularly seal and maintain
driveways.
6. Please remove all newspapers from driveways daily.
7. Skateboarders and bike riders should refrain from
using other people’s property for these activities. Cranberry Twp. has a
skateboard park behind the Cranberry Twp. Municipal Building.
